On this measure, house prices have risen by 8.5% since April, but are still 1.7% lower than a year earlier and 16% below their 2007 peak.; Yet these differences do not alter the bigger picture which is that house prices have risen in the face of rising unemployment, falling average earnings growth and tight lending criteria. It seems to us that the main drivers of house price rises this year have been increased demand from cash-rich buyers and a low level of property for sale.; However, neither of those drivers are sustainable. First, there must surely be a limit to the number of cash-rich buyers. Second, we suspect that continued price rises will attract more sellers to the market. Anecdotal evidence suggests that this is already happening, although we suspect that it may take several more months for the imbalance between buyers and sellers to be eroded.; The upshot is that, with the economic recovery likely to be lacklustre, unemployment set to rise further and household incomes likely to be under downward pressure from widespread pay freezes, house price falls remain the most likely outcome next year.; What’s more, the further house prices rise now, the more overvalued the market will become and the sharper the renewed falls in prices are likely to be."; Wishing you every success with your quick house sale,; |
